Q. What is a Property Ad?
A. 

Click here to view Ads typical of the online portion of a submitted Property Ad. The information in this ad provides the basis for the  Commercial Property Digest magazine property ad which is approximately 3" wide by 1" high. These  magazine ads can be included in a Customized Company Template, as an individual ad or can be re-designed by the advertiser or the staff of Commercial Property Digest for an additional investment.

Q. Who can submit a Standard Property Ad online?
A. Anyone who has authorization to represent a commercial property that is for sale or lease. It is important that you read, understand and agree to abide by the "Terms of Use" provisions prior to submitting an ad.
Q. How do I place a Property Ad?
A. 

After having contracted with Commercial Property Digest

1. Click on“Place Property Ads”on menu.

2. Follow registration procedure.

3. Log-in.

4. Click on Place Property Ad, on "My Information" page.

5. Follow the simple step by step directions. 

IMPORTANT You will need a JPEG image and a PDF brochure of your property to complete the submittal process.

6. When you're happy, you submit the ad for publication using the Authorization Code provided. 

 Please Note: The ad will not appear in an online search or in the magazine until it has been submitted using the  Authorization Code provided by Commercial Property Digest.

Q. What is the investment involved in placing a Property Ad, that appears in both the CP Digest website and the Commercial Property Digest magazine, using the online submittal procedure?
A. 

The investment depends on whether the ads are part of Customized Company Advertising Template or are a single ad for an individual and on the number of times for which the ad space is contracted to appear in the magazine.  To appear in one issue DMCAR members pay no more than $65 each for a minimum of 2 ads, in the standard format . For the Customized Company Advertising Template there is a modest increase in the price per property ad. 

 

Customizing charges beyond the initial Company Advertising Template design are on a negotiated basis.

 

 For Non-DMCAR members the rate of a single ad is $150.

 

Q. How long will it appear online and in the printed edition?
A. 

This will depend on the contracted period. Contracts with a company allow the same or different property ads to appear within the contracted ad space over the number of issues covered.  

 

 

The online portion of an individual ad will appear immediately upon submittal and through the month of the printed edition(s) in which it is to appear. 

 

 

Q. How do I pay?
A. 

This will depend on the contract terms agreed upon. Typically you will be invoiced after the ad appears in the publication.

Q. What is a Display Ad ,as referenced on the Advertising  Rate Sheet?
A. A Display ad will only be found in the Commercial Property Digest magazine. It is the type ad you would typically find in a magazine. It can be a full, half, quarter or eighth of a page format. Q. How often is the Commercial Property Digest magazine published?
A. The intent is that it be published monthly, however this is subject to change based on ad fulfillment during the 2008 start-up period.
Q. To whom is Commercial Property Digest sent?
A. The publication is mailed to approximately18,000 members of the Denver Regional business community, the potential buyers and tenants of commercial properties. It is also sent to the members and affiliates of the Denver Metro Commercial Association of REALTORS and distributed to major business locations within the Denver area. To see the Mailing Profile please click on the "Mailing Profile" here or in the menu items at the bottom of most pages within the site . We are always open to re-evaluating our mailing list with input from our advertisers.
Q. Is there a charge to the magazine recipient?
A. No. Commercial Property Digest is sent as a free resource to the business community
Q. Can I retain information in the system if I wish to advertise the same property again?
A. Yes. Once you register you will have a password to enter the site. Under the "My Ads"  link, active ads will be shown. In addition non-active ads and approved ads will show. You can delete any non-active ads, edit them or re-submit them. 
Q. Can I make changes to my ad once I have submitted it using the assigned Authorization Code?
A. 

Yes. You can make a change to your Property Ad at any time. If these changes are made prior to the publication deadline these changes will be reflected in the printed publication. You will also have the ability to add a Sold or Leased tag to the Property Ad at any time. Magazine readers are advised to check CPDigest.com for any updates. 

 

 

Those contracting for Company Advertising Templates can place online twice the number of property ads that are to appear in their magazine ad.  The advertiser will need to select which ads in the system are to appear in the magazine. Prior the print deadline the selected ads for print can be changed to any of the other ads they have in the system.

Q. What if I need assistance in placing an ad?
A. If you encounter a problem, we will be more than willing to assist you. We would ask that you initially try to utilize the online ad placement procedure. In some cases where full ad placement, by our staff is needed, it may be necessary to charge an additional fee to cover administrative costs.
Q. What is the deadline for placing ads in the next month’s printed edition?
A. 

You will be notified when contracting for your ads.

Q. Am I sent a proof?
A. 

Yes, Prior to the publication deadline you will be sent a proof. The magazine ad will be approximately 3.5" wide and 1" high. In the Standard Ad, not within a Customized Company Advertising Template, the fourth and fifth line of copy on the online ad will not appear and only the brokers name, telephone number, company and web address will appear in the contact lines. The logo will not appear. These ads are designed to be very readable and allow us to keep the investment at a minimum.

 

Those companies that contract for a Customized Company Advertising Template can include their logo and other pertinent information about their company in the template design. With use of a Company Template lines 4 and 5 of the advertising copy can be included if requested.

 

The customized template involves a very modest increase in the per ad investment.

Q. What kind of image do I need to submit?
A. We suggest this be a current photograph or rendering of your property. The better the quality of the submitted image, the better it will show up in the printed publication. Images should be oriented horizontally and at 300dpi (dots per inch) and must be in a JPEG format. Images from your digital camera, saved to your hard drive and 1.5 M and under in file size should easily satisfy this requirement.
Q. How is the online ad different than the magazine ad?
A. It is larger, contains an additional 2 lines of copy, and includes an email address, the promotional text line and the company logo. Your prospect can also link to an amplifying PDF brochure of your property, a map of the property, to your email link and to your company website. 
Q. Do I need to supply a PDF brochure to link off my online ad?
A. Yes. This is important to give a full presentation of your property to the interested party who views it on the CPDigest.com website. This is an efficient way of getting your full brochure in the hands of a potential client.
Q. What is a PDF?
A. “PDF (Portable Document Format) is a file format that has captured all the elements of a printed document as an electronic image that you can view, navigate, print, or forward to someone else. PDF files are created using Adobe Acrobat, Acrobat Capture, or similar products. To view and use the files, you need the free Acrobat Reader, which you can easily download. (Click here). Once you've downloaded the Reader, it will start automatically whenever you want to look at a PDF file.   
Q. What if I don’t have a PDF?
A. If you are unable to produce or obtain one, CPDigest.com can create one for you. The cost will depend on the sophistication of the design. You can however Google " Free PDF creator" and find free or very inexpensive software you can download that will allow you to create a PDF of almost any document . Questions ? Q. Can I link to my company website off the online ad?
A. Absolutely, and we encourage you to provide the link for greater exposure for your properties and your company.
Q. If the property is represented by more than one party can both parties be shown on the property ad?
A. The online ads are submitted under just one name which shows up automatically on the property ad, however an additional name and company can be added on the Promotional Line when the ad is submitted. Because of space restraints in the smaller print ad, only one name can show on the contact line. However you can always add a name on the thrid line of the ad copy.
Q. How does CPDigest.com differ from other online commercial property sites?
A. 

Commercial real estate professionals are the most frequent users of current public and members-only sites.

Unlike these, CPDigest.com online traffic comes from recipients of the Commercial Property Digest magazine sent directly to potential buyers and tenants in the Denver Regional business community. Every property page in the magazine indicates that additional information about each property can be found on the website. This should help insure that most visitors are current or future prospects.

Q. Can I show a range of sizes on a condo project?
A. Yes you can.
Q. What do I do if I have a property that does not fit a Property Type category?
A. These properties should be placed under the Special Use Category where you will have an opportunity to explain the properties’ unique features. When these are searched online the property use will show prominently as well as the representative’s comments about the nature of the property and its potential. The website has a Key Word search that searches the text of the ad so if you have a Bowling alley, Drive in, restaurant, etc we encourage you to include these references in your copy.
Q. Does the CPDigest.com website provide a map of my submitted property?
A. If you have provided a correct and complete postal address or the latitude and longitude coordinates of the property a map link will be provided. If the system cannot map your property, fields for Latitude and Longitude will be provided and a  link to a site were you can find these coordinates. On the Edit page these fields will be displayed so you can make corrections if necessary.
